If you have a buyer whereby you have contracted a relationship to work on their
behalf and would like to enter a bid on one of our postings, simply enter your password
and user id. You will be able to indicate the commission fee that you will be charging
which will be entered into the confirmation of cooperation. This fee becomes part
of the deal, in that if the seller feels that it is too high or in that the assignor
and the assignee have come to a stalemate in that they are close but not willing
to complete the deal, you can interact and reduce your commission making the transaction
more feasible and allowing the transaction to take place.
It is important that you realize that you are acting on behalf of your client and
that you have a fiduciary duty to act on their best interest at all times. We recommend
that you take the time to analyze the posting well and compare it to the other postings
along with the re-sale market value and the pre-sale developers pricing. Once you
have established the value it is up to you to help your assignee negotiate the best
price and conditions. You should also be familiar with the contract that you are
assigning. The assignee is responsible for taking over all of the responsibilities
of the assignor. In fact they are merely purchasing the interest of the assignor's
original contract. We highly recommend that you have your assignee consult with
a professional legal consultant who is familiar with new home sales and developer
agreements and assignment.
